Edgerton is approximately five miles to the south of this site and has <br /> indicated they would not provide public services to areas which are not annexed to the city. <br /> The Regional Development Guide, which has been adopted by the RPC and Dane County, has several <br /> policies which address this situation: <br /> To encourage compact, urban development in and adjacent to existing <br /> communities by directing urban development into the urban service areas and <br /> away from the agriculture and open space lands outside the service areas shown <br /> on the Regional Development Guide Plan Map,page 19. <br /> Comment: <br /> As noted above, this site is between 41/2 and 5 miles from the nearest urban service area with public <br /> services. <br /> To encourage the location of housing in areas that are served by public utilities <br /> including sanitary sewers; and to require that multiple family housing be served by <br /> public utilities. <br /> Comment: <br /> The proposal for 40 units of multi-family housing on 6.9 acres is a density of 5.8 dwelling units per <br /> acre, generally an urban density requiring public services. <br /> Since this is a multi-family development of significant size, this proposal clearly conflicts with this <br /> adopted county policy. <br /> To limit the extension of urban services to areas adjacent to established <br /> communities as shown by the urban service areas on the Regional Development <br /> Guide Plan Map. <br /> Comment: <br /> Since this site is over 41/4 miles from the nearest public sewer service, any proposal to extend services <br /> would clearly conflict with this policy. <br /> DNR Permit Required: <br /> Due to the magnitude of this proposal, it appears that a Wisconsin Pollutant Discharge Elimination <br /> System permit will be required. There needs to be some indication of whether this would be approved <br /> by DNR. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> None. <br /> DANE COUNTY HIGHWAY <br /> CTH"A"is not a controlled access highway,however with the addition of 40 units the intersection <br /> (driveway) geometrics will need to be approved by this department. <br /> OTHER <br /> None. <br />
