The Hansen's <br /> own Mid-State Equipment Company, a John Deere dealership at Columbus, WI. They <br /> would like to honor requests from Cottage Grove area farmers and establish a dealership <br /> on land currently owned by Olof Swenson at the southeast corner of Hwys AB and 12-18. <br /> The dealership would include agricultural equipment sales and service as well as lawn <br /> and garden and some light commercial construction equipment. He estimated the sales <br /> and service volume would be 50 percent agricultural and 50 percent non-ag. A survey <br /> and site plan were presented. <br /> Chairman Skaar suggested that two things needed to be done to accommodate this <br /> request. First, the Town's Long Range Plan, recently adopted by the Town Board and <br /> sent to the Dane County RPC for county approval, would have to be amended to <br /> designate the proposed area for commercial development. This had already been done <br /> by the Town Board, and was referred to the plan committee for recommendation as to <br /> what plan district and zoning classifications would be most appropriate. Second, approval <br /> of the appropriate zone change was required and could be sent through to the county for <br /> approval along with the Long Range Plan. <br /> Due to the fact that the business plans to deal in 50 percent non-ag, it was determined <br /> that the zoning required would be commercial (C2) rather than agribusiness (AB), and <br /> thus, the plan designation for the area would have to be Highway Business (HB) because <br /> our agribusiness plan designation does not include commercial use. <br /> Appearing in favor of the proposed changes included John O'Donnell from Feed-O-Matic, <br /> a complimentary agricultural business located adjacent on Hwy 12-18 and area farmer <br /> Duane Swalheim.
