• <br /> 4 . The filing fee of $100 . 00 is attached hereto. <br /> 5 . A written statement fully explaining the reason for the <br /> rezoning follows : <br /> The owner, Olof J. Swenson, has received and accepted an <br /> offer to purchase the 30 acres described above, <br /> contingent upon rezoning. The purchaser is C & L <br /> Investment Partnership, by Curtis E. Hanson and Linda <br /> Hanson. The Hansons are owners of Mid-State Power and <br /> Equipment, Inc . , a John Deere dealership, whose primary <br /> place of business is Columbus, Wisconsin, with a branch <br /> in Watertown, Wisconsin. it is the Hansons' intention <br /> that if this parcel is rezoned, they will build a branch <br /> John Deere dealership at this site . The Hansons have <br /> selected this location because of its accessibility to <br /> I-90/94, Highways 12 and 18 and Highway 51 . The Hansons <br /> are currently doing business with the farmers in this <br /> area but are hampered in their ability to give the level <br /> of service they desire because of the distance to their <br /> shop. The Hansons believe the construction of this John <br /> Deere dealership facility would enhance the agricultural <br /> future for both the Town of Cottage Grove and the <br /> surrounding area, especially since the area has recently <br /> lost two of its John Deere dealers; one in Stoughton and <br /> one in Madison. Parts and service would be important <br /> components of this plan, as well, and the Hansons would <br /> anticipate also selling consumer products, such as lawn <br /> mowers and other home and garden equipment . Sales, <br /> service and parts for light industrial equipment would <br /> also be available at this site. The Hansons further <br /> anticipate: that they would make between $300, 000 and <br /> $400, 000 of initial improvements on the property; that <br /> they would have very low water and sewage requirements; <br /> and that they would have no unusual utility needs . The <br /> Hansons believe their access on Highway AB will provide <br /> for safe entrance and exit from the property. Therefore, <br /> the petitioners believe that granting this petition would <br /> be a logical extension of commercial growth in this area <br /> of the Town of Cottage Grove and nearby Madison. <br /> The offer to purchase described herein is for 30 of the <br /> 38 acres owned by Olof Swenson. The balance of 8 acres <br /> not being sold to Hanson is being given to his son, <br /> Eugene Swenson, and would be added to lands already owned <br /> by Eugene Swenson adjacent to the gifted parcel . The tax <br /> parcel number on Eugene Swenson' s home is 303-9500-4 . If <br /> -2- <br />
