Wood <br /> 3222-3224 Larsen Road, Town of Blooming Grove <br /> Dear Mr. Glass: <br /> This letter is in reply to the Plan Commission's request for information supporting a <br /> proposed finding that the following conditions are met with respect to David Wood's petition for <br /> rezoning of his A-1 Exclusive lands to R-3A and A-2: (1) adequate public facilities to <br /> accommodate development either exist or will be provided within a reasonable time; (2) <br /> provision of these facilities will not place an unreasonable burden on the affected local units of <br /> government; and (3) the land proposed for rezoning is suitable for development and this <br /> development will not result in undue water or air pollution, cause unreasonable soil erosion, or <br /> have an unreasonably adverse effect on rare irreplaceable natural areas. <br /> As the Plan Commission is aware, Mr. Wood is proposing on rezoning a small strip of <br /> land adjacent to the already zoned R-3A area1rom A-1 Exclusive to R-3A and to rezone the <br /> balance of the A-1 Exclusive lands to A-2 in order to subdivide his property into two lots to <br /> build one single family detached dwelling structure on the A-2 zoned area. <br /> With respect to criteria (1) above, adequate public facilities to accommodate development <br /> either exist or will be provided within a reasonable time, please note that both the duplex <br /> structure and the proposed single family detached dwelling will be served for sewer purposes <br /> by the Madison Metropolitan Sanitary Sewer which crosses the Wood lands. Water service is <br /> provided to the duplex structure and will be provide to the single family detached house by <br /> individual private wells. There is adequate ground water in the area to support those wells. <br /> Police protection is and will be provided by the Dane County Sheriff's Department, fire service <br />
