The City has discussed or communicated these concerns to the applicant on several occasions <br /> in the past, but there has been no substantive change in the rezoning request. The applicant <br /> has proposed deed restricting the allowed uses on the remaining C-1 portion of the property, but <br /> this would not address the City's primary concern since any type of commercial development at <br /> this location at this time would be inconsistent with City of Madison development requirements <br /> in the absence of an adopted neighborhood development plan for area and the full range of <br /> urban services. If the rezoning of this property retains a non-agricultural zoning classification on <br /> the undeveloped portions of the property, as currently proposed, the applicant should be aware <br /> that the City will require attachment of the property to the City as a condition of any subsequent <br /> subdivision application, and will review any proposed future use of the property against its <br /> development requirements, as noted above. <br /> We appreciate the opportunity to comment on the proposed rezoning.
