These lands will eventually transfer into the city of <br /> Madison. The proposed rezone would allow for the creation of a subdivision plat that would be required <br /> to follow the City of Madison's development requirements under the terms of the Cooperative Plan with <br /> the Town of Burke (Section 11 B. ). Madison's development requirements include but are not limited to <br /> adopted ordinances,plans,policies, standards and procedures, all adopted neighborhood development <br /> plans, land use or comprehensive plans, and the Land Subdivision Regulations Ordinance. <br /> The City requests that Dane County delay action on the rezone petition until after the applicant, the City <br /> and the Town are able to meet to discuss how future zoning and subdivision of the property will be able to <br /> meet the requirements of the Cooperative Plan. The City is especially concerned about development that <br /> could occur on the lands that are proposed to remain in the C-1 zoning district. Commercial uses on this <br /> site are inconsistent with the City of Madison's Comprehensive Plan recommendation for the area which <br /> is Neighborhood Planning Area/Traditional Neighborhood Development. The City has discussed these <br /> concerns with the applicant in the past. <br />
