rc cv 10/231,s- <br /> PETITIONER: <br /> Cheryl Patty and partner Keith Kelly <br /> Backgrounds in property management <br /> Found 3033 Castleton Crossing listed with dual MLS #'s, both as single family and multi family <br /> HISTORY: <br /> 3033 Castleton Crossing is located in the Town of Bristol Dane County,Wisconsin <br /> The home is believed to be built in the 1930's. The property consisted of the original farmhouse, milk <br /> house,barn,chicken shed and other outbuildings. <br /> The farmhouse was divided into a two flat and used as a duplex rental since the late 1960's. <br /> The Duane Gau family purchased a 63 acre parcel, including this home in 2001. Gau removed most of <br /> the outbuildings,leaving the original farmhouse and chicken shed. A detached three car garage was <br /> constructed. <br /> Duane and Carol Gau resided in one half of the duplex farmhouse while constructing a home to the <br /> west of the farmhouse. The Gau's daughter,Julie Gau, resided in the other half of the farmhouse <br /> duplex. Besides Julie Gau, her parents had also rented half the duplex to others, with approximately <br /> three other tenants between 2001 and 2009. <br /> In 2002 the Winfield Estates subdivision was created from the Gau's remaining acreage exclusive of <br /> the farmhouse and the Gau's new construction home. <br /> 03/10/05, Duane Gau authors a letter to the Dane County Zoning Administrator detailing the property <br /> history and informing Zoning that Julie Gau wishes to purchase the property. The Gau's request to <br /> bring the duplex into compliance as R-3A zoning in order to assist with the purchase financing. <br /> 05/09/05,the Town of Bristol approves the rezone request. The matter was moved forward within <br /> Dane County Zoning. At this time,the Town of Bristol wished to have deed restrictions on file <br /> reflective of the new subdivision. The Gau's created a set of abbreviated deed restrictions. <br /> 08/16/05 a reminder notice was sent to the Gau's to have the deed restrictions filed by 11/14/05,or <br /> the rezone would become null and void. <br /> 11/14/05, no deed restrictions were received by Dane County and the rezone was struck down null <br /> and void. <br /> Julie Gau ultimately purchased the home from her parents and used the home as a rental duplex. Julie <br /> had approximately three separate renters from 2009-2014. <br /> 04/01/14, Cheryl Patty purchased the home, sharing it with Keith Kelly. Numerous improvements <br /> have been made to the property from 04/01/14 to date. <br /> 08/20/15, Cheryl Patty applied for rezone from Al to R3A to bring property into compliance with its <br /> historical and current use. <br /> 09/14/15,Town of Bristol reapproved the rezone request <br />
