I • <br /> a. Town Building Inspector approval of construction plans. <br /> b. Dane County Land Conservation Department, in consultation with the <br /> Lake Windsor Inland Lake Rehabilitation and Protection District <br /> (LWLPD), review and approval of Soil Erosion and Sedimentation <br /> Control Plan and overall site grading plan which plans shall be based <br /> upon the layout of buildings, paved areas and landscaped areas as <br /> shown on the approved Site Plan. <br /> c. Dane County Highway Department approval of access location and <br /> Lake Road improvements. <br /> d. Windsor Sanitary District #1 approval of water and sewer service <br /> connections. <br /> e. Installation of approved construction site erosion and sedimentation <br /> control measures. <br /> f. Proof of recordation of Deed Restriction limiting the occupancy and <br /> improvement of the Subject Realty to two 16 unit residential apartment <br /> buildings and appurtenant facilities including paved parking lots, fenced <br /> refuse dumpster area, and landscaping. <br /> g. Proof of recordation of any stormwater drainage, water, or sanitary <br /> sewer easements which are determined by the Town or Windsor <br /> Sanitary District #1's engineer. <br /> h. Proof of recordation of the Soil Erosion and Sedimentation Control Plan <br /> approved in 3(b) above. <br /> 4. Erosion and Sedimentation Control. Developer agrees to complete and install required <br /> permanent improvements for control of stormwater runoff and sedimentation control including <br /> but not limited to: settling basins, stone filter beds, and grassed swales prior to October 1st of <br /> the year in which a building permit is issued or within 300 days of building permit issuance, <br /> whichever date occurs first. Developer and assigns agrees to perpetually maintain these <br /> improvements (including the existing pond, buffer area and culverts on the Subject Realty) so <br /> they function in an effective manner to minimize degradation of water quality in Lake <br /> Windsor from surface water runoff from the Subject Realty. <br /> 5. Utilities, Easements. Water, sewer, stormwater drainage, gas, electric, telephone, and <br /> if available, cable television facilities shall be provided by the Developer, at Developer's cost <br /> and expense, in such a manner as to make adequate service available to each dwelling unit in <br /> Tizianni/Stricker <br /> Development Agreement <br />
