After a favorable recommendation from the Town Planning Commission, the Town <br /> Board on June 19 gave its preliminary approval to this rezoning. The Town Board <br /> discussed the potential for vacating the unimproved Sunnyside Terrace and <br /> ultimately approving the rezoning with a requirement that only condominium-style <br /> residences be allowed. The Town Clerk indicated that the Town was interested in <br /> County input before taking final action. The Town Board will consider final <br /> approval of the rezoning on August 19, again after Planning Commission <br /> recommendation. There has been a significant amount of public interest in this <br /> proposed rezoning, including both support and opposition. <br /> III. SUMMARY <br /> A. The main issue surrounding this proposed rezoning appears to be the intensity of <br /> development given the character of the surrounding neighborhood, policies in the <br /> Town Land Use Plan, and environmental resources in the immediate area. <br /> B. If this rezoning proposal is approved, the ZNR Committee, County Board, and <br /> Town Board may wish to consider applying a condition to limit the maximum <br /> development density for the entire project and/or establish a maximum building <br /> size. The Town Board's interest in ensuring a"condominium-style" may be at <br /> least partially addressed by restricting entrance placement to private, first floor <br /> entrances only. Requesting a more detailed site plan prior to final approval, <br /> including building and parking layouts and elevations, may also be desirable. <br />
