.•a <br /> July 22, 1996 <br /> Dane County Zoning & Natural Resources Committee <br /> Re: Zoning Petition #6652 <br /> Rolling Wheels, Town of Cottage Grove <br /> To Members of The Committee: <br /> I want to emphasize that this is not a new development - but merely the infilling <br /> of the area between the 2 existing parts of the existing Rolling Wheels Subdivision. <br /> This area was specifically designated for residential infill by the new Town of <br /> Cottage Grove Land Use Plan which has been approved by the Town of Cottage Grove, <br /> The Regional Planning Commission, This Committee, The County Board and the County <br /> Executive. <br /> The area changed to R-1 by'this petition is mostly along both side of an existing <br /> subdivision road which has already been built and paid for by the Developer, at the <br /> request of the Town, as part of the previous plat, to connect the 2 existing <br /> developed parts of the subdivision. <br /> The Area changed to A-2 by this petition is also designated for residential infill <br /> by the Town Plan, but because the Town has elected to rezone only 2 of the total <br /> area at a time, and because that remaining area is less than 35 acres it has to be <br /> changed to A-2 to be conforming. <br /> The Town Planning Committee voted 5 to 0 for approval and the Town Board voted 4 to 0 <br /> for approval of this rezoning and recommended approval by Dane County. <br /> At the Public Hearing on July 16, 1996 two people spoke on this petition: <br /> Mr. Smerlinski did not oppose the rezoning but only expressed concern that <br /> their would be adequate road design. I have told him and the Town Board that <br /> I would be amenable to the Town and County requirements for road and plat <br /> layout. This is a Plat approval concern that will be satisfied at that time. <br />
