COMPOSITE REPORT - Page 3 Application No. 6667 <br /> does not oppose some limits on permitted uses, but also does not want restrictions <br /> to be so burdensome as to inhibit future leasing opportunities. <br /> E. After a favorable recommendation by the Town Planning Commission, the Burke <br /> Town Board on July 17 unanimously approved the proposed rezoning subject to a <br /> condition that the following M-1 uses be removed from the list of permitted uses <br /> for this property: truck and bus terminals, fertilizer mixing or blending plants, and <br /> slaughter houses and meat processing plants. <br /> III. SUMMARY <br /> A. The main issue surrounding this proposed rezoning appears to be the intensity of <br /> uses permitted by right in the M-1 district given the commercial character of the <br /> surrounding area. A secondary issue relates to the prevention of negative impacts <br /> which may result from the specific use proposed for the property. <br /> B. If this rezoning proposal is approved, the ZNR Committee and County Board may <br /> wish to consider applying conditions which would: <br /> 1. Limit the list of M-1 uses allowed on the property. The Town approved <br /> the rezoning with a condition that three permitted M-1 uses not be allowed. <br /> Limiting the permitted uses even further by allowing only the proposed use <br /> plus all uses permitted in the C-2 district may be appropriate. This limit <br /> would protect the surrounding area from any incompatible future use, while <br /> still providing sufficient future reuse opportunities for the applicant. <br /> 2. Require that all processing activities be conducted inside the existing <br /> building, allowing only loading and short-term storage outdoors. <br /> 3. Limit use of the outdoor storage area to short-term storage accessory to <br /> the use of the building only. Short-term storage might be defined as <br /> storage of any particular item for one week or less. <br />
