Wussow (mcwussow(agmail.com) <br /> Cc: Tuggle, Jason <br /> Subject: Shoreland zoning permit review <br /> Michael, <br /> When I initially reviewed your shoreland zoning permit application I was under the assumption that a shoreline <br /> mitigation permit had previously been issued for your property as part of a shoreline restoration project in <br /> 2013. After some discussion with Jason Tuggle of Dane County Land and Water Resources, I've discovered that <br /> the 2013 mitigation requirement was terminated by the Zoning Administrator,therefore at this time a shoreland <br /> mitigation permit does not exist for your property. <br /> Any development of the portion of a property within 300 feet of a waterway that results in an impervious <br /> surface ratio greater than 15% requires a mitigation permit. The calculations that your architect provided to me <br /> calculated the impervious surface ratio for the entire lot, as opposed to just the portion within 300 feet of the <br /> lake. 300 feet from the lake extends to just about the front of the existing house. When I reviewed the <br /> shoreland zoning application I recalculated the impervious surface ratio by removing the driveway(outside of <br /> 300 feet) and used a lot area of 57,059 square feet within 300 feet of the lake. This resulted in an existing <br /> impervious surface ratio of 13%and a post-development impervious surface ratio of 17.7%. <br /> At this point you will either need to supply new calculations that show that the post-development impervious <br /> surface ratio will remain under 15%of the lot within 300 feet of the lake, or obtain a shoreland mitigation <br /> permit from Jason's department.
