r ,
aware of the history of the Town Land Use Plan efforts and want to make it clear
that we are asking for consideration of our rezone petition based on its own merits.
We want to improve the existing commercial area with more jobs, more services,
and more tax base - all with an eye to quality and long term value and a sensitivity
to the environment. We are not asking for any changes in the LSA at this time,
only a rezone.
Our present plans for this land include developing it for our own account in a
manner similar to our business parks in Middleton and West Madison. As Owners
we would not want to harm the remaining value of our lands by introducing any uses
that would be "incompatible at this location." Many of the businesses that we are
talking to would need one or another aspect of the M-1 zoning code to function
entirely within the law. Conditional Use Permits can take an excessive amount of
time to obtain on the front end. A Deed Restriction prohibiting certain
objectionable uses was proposed by the Town in their approval of our rezone
petition. We would be glad to have those uses deemed objectionable by the Town
of Burke restricted with a Deed Restriction as a part of the rezone petition approval.
There was significant discussion at the Town Plan Commission and Board level on
this issue and we are agreeable to this compromise to protect the public interests. If
the County has additional specific concerns we would be happy to address them.
Please call us with any questions or additional comments. Thank you.
Sincerely,
WELTON ENTRERPRISES, INC.
Kurtis D. Welton
Manager, Special Projects
Enclosure
cc: Dane Co.
