This letter is to discuss the <br /> upcoming rezone petition #6688 in the Town of Burke, and the comments in the <br /> public hearing notice. <br /> Since the LSA was originally delineated and adopted there have been significant <br /> additions to the public utlities services in the area including the construction and <br /> implementation of a Token Creek-wide water district and a water tower structure <br /> less than a mile away from this site. This water district was recently created and <br /> will now have to be paid for by the new development it anticipated. In fact, our <br /> share of the area water assessment is over $170,000! Our rezone petition is a part <br /> of this new anticipated development that will be needed to pay for the recently <br /> installed public improvements. <br /> The westernmost portion of our property is not within the LSA and when we ever <br /> extend services into this portion of the property we will have to apply to have the <br /> LSA changed. We understand this and are not asking for a change in the LSA at <br /> this time. We do have in mind, though, potential uses of the portion of the site that <br /> is outside the LSA that would not require the extension of services (parking lots, <br /> greenspace, signage, etc.) We were also under the impression that this parcel was <br /> about 8 acres in size - about one-half the 16 acres mentioned in the comments. The <br /> map attached shows where the line is located according to our best information. If <br /> there is a significant deviation from the map, for some reason we are unaware of, <br /> please let us know immediately, otherwise we will continue to plan and budget <br /> using our figures. <br /> The highest and best use for this parcel at this time has been pre-determined by the <br /> surrounding Interstate highways, truck stops, and other commercial uses.
