COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6795 — Supplemental Comments. At the December 17, 1996 public hearing, the <br /> applicant indicated that this proposal is consistent with the Town plan. <br /> I have rechecked the Town of Oregon Land Use Plan Map as adopted by Dane County. This <br /> specific area is designated as an Agricultural Transition Area, as discussed in the comments for <br /> the public hearing. <br /> As noted in the hearing comments, there is commercial zoning and commercial uses to the north <br /> which predated the plan; however, the plan does not designate this as a commercial area. <br /> The town/county land use plan map does designate three RC-Rural Commercial-Industrial <br /> Overlay Category locations at three specific road intersections: <br /> 1. CTH A and Union road, which is over a mile to the south of this petition. <br /> 2. Lincoln and Fish Hatchery Roads, which is 1.5 miles to the west of this petition. <br /> 3. CTH CC and Fish Hatchery Road, which is a mile further north than the previous <br /> intersection. <br /> Thus, the adopted plan map does designate future rural commercial areas; however, none of them <br /> are near the location of Petition 6795. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
