5. Traffic on highway"M" is currently at a saturation point and it appears
that highway expansion will not occur for at least another 20 years (see
attached newspaper article, Panel OKs highway linking 12 to 90-94).
Further multi-family development in the area will compound an already
dangerous problem. Our major concern is the safety of those residents
required to access highway "M" from Westport Road.
6. We continue to believe that the proposed project with "underground"
garage parking in an area with a water table very near the surface is a
risky and overly optimistic construction strategy. We strongly encourage
new soil borings be required after lake levels have returned to normal
this spring before assuming the underground garage is achievable.
In an effort to resolve concerns, representatives from Mariner's Cove and the
developer have met several times to discuss modifications to the original plan.
Density, traffic and obstruction of views continues to be obstacles despite efforts
of the developer to mitigate the impacts of the proposed project.
We appreciate Dane County Planning & Development Zoning Division's
consideration of these major concerns of the residents of our neighborhood and
respectfully request that any decision on a Conditional Use Permit be delayed
until the Town of Westport Plan Commission completes its investigation into the
possibility of using the only remaining undeveloped parcels for much needed
park land.
Sincerely,
d (.
lack DeWitt
President, Mariner's Cove Homeowners Association
Attachments
