The proposed vehicle repair business appears to conflict with the adopted town/county policies in <br /> the Town of Christiana. <br /> There is an existing house,which appears reasonably consistent with policies. The proposed CUP site has an <br /> existing shed. <br /> The relevant policy for this situation is: <br /> To allow some home businesses which will be reviewed on the basis of their present and probably <br /> future impact on surrounding land uses.In considering rezoning for such uses, conditions should be <br /> attached that assure: <br /> proper business access <br /> visual compatibility with surrounding area <br /> restrictions on expansion or re-use. <br /> To rezone only the minimum area needed and use the least intensive zoning district possible. To limit the <br /> rezoning only for the original applicant. <br /> Comments <br /> • A motor vehicle repair business certainly is not a home business. <br /> • There are two farmsteads to the west and a single family home to the north which would be impacted by the <br /> commercial use and traffic. <br /> • This is a quiet town road connecting to Highway 73 to the west and USH 12 to the north. Commercial <br /> traffic would substantially increase the traffic on the road. <br /> • If business were conducted in the existing shed,there would be little visual change,except for outdoor <br /> storage of vehicles. If the business were successful,there would be expansion proposed. <br /> • The A-2(1)zoning appears to be reasonably consistent. <br /> • If the LFB is granted,there needs to be conditions such as: <br /> All repairs take place in the existing building. <br /> All vehicles stored in the building. <br /> There may be a need to limit the number of vehicles at any one time or per year. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br /> • <br />
