Assure that adequate public services , utilities and
facilities are cost effectively provided to Town residents .
Analysis :
Review of the adopted plan map and the proposed rezoning
indicates that the rezoning is compatable with the Town ' s Plan .
RECOMMENDATION RE PROPOSED REZONING :
Approval of the proposed rezoning to R-4 . Petitioner is
encouraged to modify the proposed building plans and site plan to
address the following concerns :
Site plan:
Landscaping is , at best , described as sparse . Front
yard trees and shrubry screening the parking lot from
the street is a good idea but screen should be extended
along the sides of the lot and building to improve
compatability with the neighboring residential uses .
Parking area should also be divided with a grassed yard
area to soften the appearance of the sea of asphalt
that will be in front of the building .
Building exterior :
Generally appears to be a very efficient building if
the photographic representations are true . Recommend
that the garages be staggered (or at least some minimum
architectural detailing) to provide some variety to the
front view of the project . Suggest also that the
building be widened to eliminate the 8 foot wide
"tunnel " to the front door and that the roof line he
addressed to provide some visual interest .
