• <br /> CONDITIONS OF APPROVAL FOR ZONING PETITION#6382 <br /> Related to the petition of Josef Hose, Zoning Petition #6382, to rezone 3001 W. Beltline <br /> Highway located on lots 6 & 7 of Arbordale Professional Center plat in Section 33, Town <br /> of Madison, Dane County, Wisconsin, from RH-1 to R-4, Josef Hose agrees that the <br /> following restrictions and limitations be imposed by appropriate deed restrictions: <br /> 1 . Permitted Use. Notwithstanding the permitted uses designated for the <br /> R-4 Zoning District, the sole permitted use shall be expressly <br /> limited to the use of the Property for the present multiple family <br /> dwellings, consisting of, and limited to, two (2) apartment buildings <br /> with thirty-two (32) apartments in each building. There shall be no <br /> additional apartment buildings, expansion of the existing apartment <br /> buildings, additional units, parking lots, parking structures, <br /> garages, or driveways, except for additional Landmark Place access <br /> pursuant to paragraph 3 . below. <br /> 2 . Traffic and Parking Control . All traffic that accesses the parking <br /> lot for the apartment building located on Lot Seven (7) , 2801 <br /> Coventry Trail, via Grandview Boulevard and Coventry Trail, shall be <br /> controlled and strictly enforced on the Property as follows : <br /> A. The maximum speed of all traffic in the parking lot and all <br /> private access driveways shall be ten (10) miles per hour. <br /> B. Traffic shall only be permitted to enter the parking lot via the <br /> private access road presently located at the north-eastern edge <br /> of the cul-de-sac on Coventry Trail . Such road shall be One <br /> Way, from Coventry Trail into the parking lot . In addition, <br /> Owner shall install a speed bump at the entrance from the cul- <br /> de-sac into the access road. Except as provided in paragraph 3 <br /> below, no other or additional entry access road shall be <br /> established. Further, the access road, as it presently exists, <br /> shall not be expanded or relocated. <br /> C. Traffic shall only be permitted to exit the parking lot via the <br /> private access road presently located at the south-eastern edge <br /> of the cul-de-sac on Coventry Trail . Such road shall be One <br /> Way, from the private access road onto Coventry Trail . In <br /> addition, Owner shall install a speed bump and stop sign at the <br /> intersection of the private access road and Coventry Trail . <br /> Except as provided in paragraph 3 below, no other or additional <br /> exit access road shall be established.
