• <br /> • <br /> D. No parking shall be permitted in the private access roads. <br /> Except as provided in paragraph 3 below, no other or additional <br /> parking shall be established. Further, the parking lot, as it <br /> presently exists, shall not be expanded or relocated. <br /> E. Owner shall, no later than thirty (30) days after the Zoning <br /> Petition is approved by the Dane County Board of Supervisors, <br /> install all traffic control signs and speed bumps, and make <br /> reasonable efforts, to enforce items A through D above. <br /> 3 . Landmark Place Access. Owner acknowledges that in connection with <br /> the rezoning of the Williams Farm (which is directly adjacent to the <br /> parking lot for the apartment building located on Lot Seven (7) , 2801 <br /> Coventry Trial) by Epicentre Technologies Corporation, Zoning <br /> Petition #6242, a restriction and condition was imposed which <br /> required that a cul-de-sac, with a radius of not less than fifty feet <br /> (50 ' ) , would be dedicated by Epicentre Technologies Corporation for <br /> public use at the southern end of Landmark Place, to be located in <br /> the northwest corner of the Williams property. Within six (6) months <br /> of the time that such cul-de-sac is dedicated and built, Owner shall, <br /> in good faith, use his best efforts to obtain access to such cul-de- <br /> sac, to establish an additional entry and exit access for the parking <br /> lot for Lot Seven (7) , 2801 Coventry Trail. <br /> 4 . Apartment Sign Location. Any apartment sign for Lot Seven (7) , 2801 <br /> Coventry Trail, permitted by the Dane County Code of Ordinances, <br /> 10.72 (3) , shall only be located at the northern end of the Coventry <br /> Trail cul-de-sac or in the area of the Landmark Place access, as <br /> provided in paragraph 3 above. <br /> 5. Screening provisions. Screening along the entire western and <br /> southern Property lines, which abut Lots Six (6) through Eight (8) , <br /> Arbordale, Lots Thirty (30) through Thirty-three (33) , Arbor Hills, <br /> Coventry Trail, Lots Thirty-four through Thirty-seven (37) , First <br /> Addition to Arbor Hills, and Lots Three Hundred Thirty-five (335) and <br /> Three Hundred Thirty-six (336) , Nottingham Addition to Arbor Hills, <br /> and the eastern property line of Lot Seven (7) , which abuts the <br /> Williams Farm property, shall consist of the current natural buffer <br /> provided by the trees, that now exist within a ten foot (10 ' ) strip <br /> along the Property line set forth above, which will be maintained by <br /> Owner. Except for establishing the alternative access for Lot Seven <br /> (7) , as set forth in paragraph 3 . above, at no time shall any of such <br /> trees be removed, provided that Owner is allowed to trim the trees, <br /> cut undergrowth, vegetation and grass, at his discretion, and remove <br /> sick trees or trees that die from natural causes. Owner shall <br /> replace any trees that are removed by promptly planting replacement <br /> sapling trees that are no less than six feet (6 ' ) high when planted. <br /> Page 2 of 3 <br />
