Dane County Department of
Land Regulation and Records
September 28, 1994
Page 2
Extraterritorial Zoning Ordinance in 1993 which placed the lands in the Town of Windsor
in a residential estate zoning category. Hence, these lands in Wynbrooke are protected
and will be limited to residential uses henceforth. It is the desire of the overwhelming
majority of the residents in the Wynbrooke Plat, as represented by their homeowners
association, including the homeowners that the undersigned is acting as agent for, that the
portion of Wynbrooke which is located within the Town of Burke (and which is depicted
on the attached map) be given similar protection under the Dane County Zoning
Ordinance to that which Wynbrooke has in the Town of Windsor, by rezoning the lots
from A-1 (non-exclusive) to R-1 residential zoning. In this way, the owners of the lots
in the Plat, including the petitioning owners, can protect the investment in their residences
and their lots against uses which could be placed in the A-1 (non-exclusive) zoning
category which are inconsistent with a high quality area of single-family residences on
large lots.
The petitioners will not be making changes to their lots or buildings as a result of
this rezoning, nor are any changes to Lot 2 of CSM No. 5563 anticipated as it is already
developed. At some point, it is anticipated that Lot 3 of Wynbrooke will be developed
for residential purposes, which can be done under the new R-1 zoning. Lot 3 of
Wynbrooke is not an appropriate lot for agricultural uses as it is located in front of the
Wynbrooke Plat along STH-19.
Sincerely yours,
ichael J. Lawton
MJL:jmn
Enclosure
wynbr\2\rezone.ltr
