E-oruary 22 , , 1993 <br /> DEED RESTRICTIONS <br /> 1. WHEREAS, Sam Jacobsen, (sometimes referred to herein as <br /> "Developer") is the owner of the following described land in <br /> the Town of Westport, Dane County, Wisconsin, to-wit: <br /> 2. See Exhibits 1A, 2A and 3A. <br /> 3 . NOW, THEREFORE, in consideration of the mutual benefits <br /> passing to and from the owner and those who may hereafter <br /> purchase said land and the parties named as beneficiaries of <br /> these restrictions, the following restrictions are hereby <br /> imposed: <br /> A. The RE-1 zoned area property use is limited to the <br /> following: <br /> a. private golf course; <br /> b. golf driving ranges/putting greens/and other golf <br /> training facilities to be used in conjunction with <br /> a private country club; <br /> c. golf turning house with,sale of alcoholic beverages <br /> restricted to the exclusive use of the members and <br /> their guests of the country club; <br /> d. irrigation systems and facilities for the private <br /> golf course; <br /> e. utility services for the private golf course; <br /> f. cart paths/walking paths/driveways/parking <br /> areas/and similar pedestrian and vehicle ways for <br /> the private golf course7 <br /> g. equestrian paths for the private golf course; <br /> h. cross country ski trails n/winter sports activities <br /> for the private golf course; - <br /> i. wildlife and nature trails for the private golf <br /> course; <br /> j . and uses customary and normal to supporting the <br /> private golf course and country club usage, as <br /> currently defined, or as may become customary to <br /> such permitted uses in future, for the private golf <br /> course; <br /> k. no uses other than the above shall be allowed. <br /> B. The B-1 zoned area property use is limited to the <br /> following: <br /> a. private country club; <br /> b. restaurant and bar facility with banquet areas, <br /> outdoor dining and outdoor special events areas for <br /> exclusive use of the members and their guests of <br /> the private country club; <br /> c. meeting and conference facilities for the exclusive <br /> use of the members of the private country club and <br /> their guests; <br />
