3 . Side Yard and Rear Yard Requirements . The <br /> minimum depth of the side yards and rear yards shall be <br /> as permitted by C2 zoning, with the additional <br /> restriction that no improvements shall be constructed: <br /> (a) within the side yards, (b) closer than thirty-five <br /> feet (35 ' ) from the southernmost property line; and (c) <br /> in the triangle bounded by the southeasterly corner of <br /> the property and then proceeding in a westerly <br /> direction along the southernmost property line for a <br /> distance of two hundred feet (200' ) and then proceeding <br /> in a northeasterly direction to the point on the <br /> easternmost property line which is one hundred and <br /> fifty feet (150' ) north of the southeasterly corner and <br /> then proceeding in a southerly direction along the <br /> easternmost property line to the southeasterly corner . <br /> 4 . Screening provisions . The required screening <br /> provisions of Section 10 . 16 (7 ) of the Dane County <br /> Zoning Codes shall be complied with in order to screen <br /> residences on adjoining properties from nuisances which <br /> result from the presence of buildings, parking lots, <br /> parking structures, garages, driveways or artificial <br /> lighting. Screening shall consist of the trees and <br /> other vegetation which now exist within the rear and <br /> side yards set forth in Section 3 above . The trees and <br /> other vegetation will be left substantially in its <br /> existing natural state unless promptly replaced by <br /> other natural screening . In addition, the owner will <br /> provide an evergreen screen of not less than six feet <br /> ( 6' ) in height along the rear yard commencing at the <br /> southwest corner of the property and proceeding in an <br /> easterly direction for a distance of eighty feet ( 80' ) . <br /> The owner may, at its sole option, plant additional <br /> trees or other vegetation anywhere on the property. <br /> Page 3 of 4 <br />
