This proposed residential area appears to conflict with the adopted town/county plan map and <br /> policies in the Town of Sun Prairie. <br /> The three parcels proposed to be rezoned to create 4 lots are in an agricultural preservation area of the Town of <br /> Sun Prairie. The area south and west of Creek Haven Road is designated for unsewered development;however,all <br /> of the land along the north and east of the road is an agricultural preservation area. <br /> There is an existing residence to the west of the R-1A parcel, and a residence between the two R-1 parcels. These <br /> residences were apparently established prior to adoption of the A-1 Agriculture(Exclusive)Zoning District by the <br /> town. There are residences on most of the lots south and west of the road. <br /> The relevant adopted town/county policy which applies to the area is: <br /> "Any land considered for re-zoning to residential shall meet one or more of the following criteria. <br /> It should be: <br /> Land where there has not been a history of economically viable farming activities. <br /> Land which is too small to be economically used for agricultural purposes or which <br /> is inaccessible to the farm machinery needed to produce and harvest agricultural <br /> products. <br /> Land located such that there would be no possible conflict with the surrounding <br /> agricultural uses." <br /> Comments on criteria: <br /> • The land is being actively farmed and cropped, although economic viability information <br /> has not been submitted. <br /> • The land is part of a 172-acre farm to the north and east. This is relatively level farmland. <br /> The land south of the road has steep slopes to the south. <br /> • The main farm buildings of this dairy farm are approximately 800 feet to the east from the <br /> nearest residential lot proposed. <br /> • With the existing homes north of Creek Haven Road, this may well be a logical expansion <br /> of the unsewered development area; however, it is currently mapped as an agriculture <br /> preservation area. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No objection to this petition <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
