The size of the <br /> septic tank system may be limited to a lesser amount at the Town <br /> Board's direction. <br /> Comment: Due to the uses permitted in the commercial zoning districts and <br /> the town's desire to limit the size of such operations, each rezoning will <br /> require a conditional rezoning to set specific limits. This also allows the town <br /> an opportunity to review any potential new or successive uses. <br /> 4. If a proposal meets the criteria of policy 3, a site plan to scale will be <br /> required, which must show at a minimum the following: <br /> • Access points to the highway; <br /> • Driveway and parking areas; <br /> • Building locations (existing and proposed); <br /> • Septic tank-soil absorption system location; <br /> • Screening from neighboring uses; <br /> • Lighting and drainage; <br /> • Justification for any excess lands proposed to be rezoned. <br /> • A statement of estimated traffic volume and peak traffic periods as a <br /> result of the proposed use. <br /> • Stormwater drainage and erosion control plans will be required. <br /> Comment: The Plan Commission may ask for additional information at their <br /> discretion. The site plan, when approved, will become part of the conditional <br /> rezoning. <br /> Resource Protection Policy <br /> 1.
