• <br /> • <br /> INFORMATION REQUIRED FOR CONDITIONAL USE PERMIT <br /> MIDDLETON-CROSS PLAINS AREA SCHOOL DISTRICT - KOCH SITE <br /> LEGAL DESCRIPTION OF THE PROPERTY: A part of the East 1/2 of the Southwest 1/4 of the Northeast <br /> 1/4 of Section 27, TO8N-R08E, Town of Springfield, Dane County, Wisconsin described as follows: <br /> Commencing at the East 1/4 Corner of said Section 27; thence N89°41'58"W 1331.79 feet to the point of <br /> beginning; thence N00°53'33"E 1333.21 feet; thence N89°43'19"W 664.85 feet; thence S00°56'15"W 1332.96 <br /> feet; thence S89°41'58"E 665.90 feet to the point of beginning. Parcel contains 886944.86 square feet or 20.36 <br /> acres. Parcel subject to easements of record. <br /> TAX PARCEL NUMBER: A portion of 28-0808-271-9000-3(20 Acres). <br /> PROPOSED USE OF THE PROPERTY: An elementary school and related infrastructure such as playgrounds, <br /> recreational/athletic fields, and parking would be constructed on this site. A copy of the educational <br /> specifications for this proposed school is enclosed with this application. <br /> TIME SCHEDULE FOR DEVELOPMENT: The timetable for development has not been determined by the <br /> Middleton-Cross Plains Area School District Board of Education as of this time. The project would begin <br /> following successful passage of a potential referendum to be held in October, 1994. Construction would begin <br /> shortly thereafter. <br /> REASON WHY THE PROPERTY IS SUITABLE FOR THE PROPOSED USE: The Board of Education <br /> authorized a study of available sites suitable for a new elementary school in an area north of Airport Road, <br /> south of County Trunk K, and west of Highway 12. The sites identified in the study were evaluated using <br /> criteria such as availability, size and shape, topography, soils and drainage, septic system capability, <br /> accessibility of other utilities, vehicular access, pedestrian access, zoning and other regulatory constraints, <br /> surrounding uses, residential growth, and compatibility with the proposed Morey Airport expansion. This site <br /> was ranked favorably when taking into consideration all of the evaluation criteria. <br /> Demographics: The site is located in the near vicinity of several rural subdivisions such as Enchanted Valley, <br /> Hickory Woods, Delwood Hills, Scenic Ridge, and Hickory Highlands. A school located on <br /> this site would provide needed relief for several of our other elementary attendance areas. <br /> Physical <br /> Characteristics: The site was evaluated by Ayres Associates for septic system suitability. Ayres reported that <br /> soils on the site are suitable for several types of wastewater infiltration systems. <br /> The site was also evaluated for building suitability by Environmental and Foundation Drilling, <br /> Inc.
