Plan Commission <br /> July 28, 1994. Mazomanie Plan Commission called to order at 7:10 p.m. by Clerk Betty <br /> Schlough in the Mazomanie EMS/Fire Meeting room. (Meeting was scheduled for 7:00 p.m. <br /> in the Board Room but due to Open Book running beyond their set times the Plan Commission <br /> met in the EMS/Fire Room). <br /> Present: Boness, Craney, Dietzen, DeSmet. Absent: Wayne Janssen, Ann Cabezas, Dennis <br /> Martens. <br /> Guests: Greg Jewell, Ted Greenheck, Dennie Jax, John Halverson. <br /> Mr. Janssen was absent (due to illness in family) and asked that Chris Dietzen chair the Meeting. <br /> Schlough called the meeting to order and related Janssen's request. Motion by Craney, second <br /> by Boness to approve the appointment of Dietzen as chairman of the Plan Commission Meeting. <br /> Motion carried. <br /> Greg Jewell presented a preliminary plan for the Jax Enterprise project, Maw Kwik Stop. The <br /> proposed plan is to purchase one lot from Judy and Ray Schnedel. The proposed new building <br /> will be set back in the northwest corner meeting all set backs required by Village Ordinances. <br /> The building will be brick and stucco on three sides and the back (north) side will be stucco. <br /> The property purchased from Schnedels will be filled in and tapered off to meet the grade of the <br /> current Jax property and blend back into the Schnedel property. <br /> A variance may be needed to place a diesel pump at the west edge of the building. Mr. Jax <br /> thought that he would put the diesel pump on a vacant lot he owns west of the alley and not <br /> require a variance. Parking for employees will also be provided on the lot west of the alley. <br /> Parking in front of the building with only 35 feet between the sidewalk and the gas pumps did <br /> not seem adequate. The four foot sidewalk in front of the building does not seem adequate. <br /> Dietzen brought up these two points stating that the Maw Market parking area is tight between <br /> the store and sidewalk for turning and when cars are parked in front of the building and pop/ice <br /> machines are placed in the front of the building there is not adequate space to walk on the <br /> sidewalks. <br /> It was suggested that the exit onto Highway 14 might be moved to the east to make entrance to <br /> the gas pumps more direct. The handicap parking space might be moved to the east a few feet <br /> for better entrance to the building. <br /> ALTERNATE #2 PLAN <br /> Plan 2 has the diesel pumps west of the alley as Mr. Jax stated earlier in the meeting. <br /> Plan Commission recommends requesting a setback variance and place the building 10 feet from <br /> the back lot line versus the required 20 feet. This would allow an extra 10 feet for turning and <br /> parking between store building and gas pumps. <br />
