• <br /> measured and is just under two acres, The Army Corp of Engineers has granted approval to use less than <br /> one acre of this (see attached Army Corps ltr). The Wisconsin DNR has verbally approved this proposal as <br /> it would take less than 1/2 acre and would just be the east fringe of the wetland area. The land has had a <br /> Phase I environmental study done and is free of contamination(per attached ltr). Soil borings were also <br /> performed to see the way the building would have to be structured. <br /> The motel proposal has bee reviewed and approved by the Town of Vienna Planning and the Vienna Town <br /> Board. The village of DeForest has also reviewed and approved the motel plan. A court order has also set <br /> up a Yellow Zone Board to make recommendations to Vienna& DeForest and they have also approved the <br /> motel request. This was also brought before the area fire board and they also approved it. <br /> Time Schedule <br /> We are planning to break ground this fall if everything will fall into place. It that does not work we would <br /> start early spring 1995. <br /> Suitability of Property for a Motel <br /> The property adjoins I90/94 to the west and County Hwy V to the south. I90/94 (three lanes each direction) <br /> is a dual interstate at the DeForest exit with traffic to and from Milwaukee/Chicago/Madison/& St Paul-along <br /> with the summer Dells and other vacation travel. In the winter,traffic is going to northern ski areas. This <br /> property location is an ideal distance from Milwaukee & Chicago for that first nights stop. <br /> Being within 15 miles of Madison generates an overflow outlet for their busy times. <br /> Local business &local residents are excited about the prospect of a midrange motel in this area. <br /> An independent study performed by Discovery Group Ltd.was asked to prepare a Land Use Plan and <br /> Development Recommendations for the I90/94 and Cty Hwy V interchange.
