July 1, 1994 <br /> Dane County Land Regulation& Records <br /> Room 116, City-County Building <br /> Madison,Wisconsin 53709 <br /> Re: Request for Conditional Use Permit to build a motel and Approval of a change in lot size to <br /> accomodate financing. <br /> A request is also made at this time for action at the August 9th public hearing so that plans may proceed to <br /> enable the building process to take place in the fall of 1994. <br /> The parcels in question consist of Parcel"A" and Parcel"B" on the attached "Site Survey". Parcel"A"is <br /> oe.' parcel no.- 994..Parcel"B"was purchased in December 1993 and was registered on Jan 7, <br /> vyoQ 1994, as shown on the attached copy of the warranty deed. <br /> a <br /> This request is to change the sizes of parcel A and parcel B to accommodate the restaurant on one parcel <br /> and a motel on the other parcel. On the attached site survey,the parcel with the restaurant has a dark red <br /> line showing the parcel lot lines. A description of those lines are detailed in the Paulson Surveying letter. <br /> The remaining parcel will include the motel and that requires a conditional use permit. <br /> Proposed Use of the Property <br /> The parcel containing the Big Top Family Restaurant will continue to be used as a restaurant. The restaurant <br /> has about 3000 sq ft of area for customer use. There will be 70 parking spaces on this parcel. <br /> The second parcel will contain a fifty one unit motel. This will be a three story building(dark blue on the site <br /> survey map)with single story wings (gray on the map). The part of the motel behind the restaurant parcel <br /> will have a minimum of 15' set back. The front of the motel will face County Hwy V with a setback from hwy <br /> V of about 110 ft. <br /> The two parcels will have a written joint driveway and maintenance agreement along with a joint parking <br /> agreement. Therefore,no additional driveways are required. <br /> The motel parcel would have a minimum of sixty five parking spaces with room to add more if required. <br /> There is a sewer &water easement coming from the east as shown on the map. The motel will be located at <br /> least 20 ft from the end of that sewerjwater line. The parcel also contains as area of wetlands. This has been <br />
