• <br /> COMPOSITE REPORT - Page 2 APPLICATION NO. <br /> 'b4 / <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6061. This proposed commercial plat is in a Resource Protection Area of the Town of <br /> Blooming Grove. <br /> The site, which is currently agricultural land, is in an area designated as the Blooming Grove <br /> Drumlin Area of the adopted Dane County Greenspace Plan. A more detailed plan of this <br /> resource protection plan is proposed; however, it has not been done as yet. Rezoning 17 acres for <br /> a commercial plat conflicts with the intent of the proposed resource protection area. <br /> This proposal also conflicts with other adopted policies in the Blooming Grove Plan, such as: <br /> - "Major commercial development shall be required to locate in the urban service <br /> area." This is approximately 1/4 mile outside the central urban service area in an <br /> area not intended for urban development. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> CTH AB is a controlled access highway. Parcel has an existing field entrance located adjacent to <br /> the railroad at the South property line. (See attached copy of access map). Any change in use or <br /> location will require approval as well as applicant-funded geometric improvements. <br /> OTHER <br />
