Plan policies specify a minimum of <br /> one dwelling unit per forty acres for non-farm development. Since this parcel <br /> split is required by the court only further land divisions can be controlled. <br /> Therefore RH-3 zoning is suggested to allow the 10 and 14 acre lots without <br /> additional lot splits . <br /> Petition #3366 <br /> According to the Town of Cottage Grove Land Use Plan this proposed rezoning <br /> parcel is in the Agricultural Preservation Area. Since the area has been <br /> final platted the plan should be amended to the unsewered development <br /> district. The plan also specifies locations for ag businesses. Therefore, <br /> the proposed A-B district should be denied or conditionally rezoned to <br /> protect future residents from the incompatible uses permitted in the <br /> A-B district. <br /> C.U.P. #423 <br /> Rather than grant a conditional use permit for a home and farm building <br /> in a commercial district, why not rezone to RH-2 or A-2? <br /> Petition #3371 <br /> The proposed development is consistent with the Land Use Plan for the <br /> Town of Blue Mounds. The zoning district, C-2, includes many industrial <br /> rather than commercial uses. The Blue Mounds Plan specifies that <br /> industrial uses are to be located in the urban service areas of Blue <br /> Mounds or Mount Horeb. Therefore, the industrial uses permitted in the <br /> C-2 should be limited as part of granting the rezoning. <br /> Petition #3372 <br /> The Town of Cross Plains Land Use Plan limits non-farm development in its <br /> agricultural preservation district to one dwelling per 35 acres. This <br /> entitles the applicant to build his house as is , but lot splits are <br /> contrary to plan. <br />
