Petition 5698,CUP 1085 (cont) <br /> Comments: <br /> Generally, this does not appear to be an agricultural business, but a dump truck business more <br /> generally associated with construction than agriculture. <br /> a. While there may be some farmers served by these trucks, the primary use appears to be <br /> construction related. <br /> b. There are mineral extraction sites in the area. <br /> c. The application and the soil map indicates that 100% of this proposed rezoning site <br /> is Class I & II soils, which are the most productive for agricultural use and are <br /> considered "prime" by USDA definition. <br /> d. Soils are apparently suitable for on-site systems. <br /> e. If any part of this rezoning is granted, it should be conditionally rezoned, since most <br /> C-2 uses would be even more incompatible at this site. Such conditions should <br /> include: <br /> - indoor storage of all trucks and equipment <br /> - storage and repair of owner's trucks and equipment only (no commercial servicing) <br /> - no other C-2 permitted uses will be allowed <br />
