"Roads -- No cul de sacs or dead end streets will be
permitted.
"Policies -- Woodlands are an important resource to the
town, and protection of quality woodlands, as well as
those which provide some erosion protection, will
receive priority consideration for preservation from
development. "
3. ) We also have a concern about construction of houses
on top of this hill. Because most of the land is of a slope
to steep to permit development, construction would take place
at the top. We have significant concerns about septic. The
hill substrate is limestone, a geological condition hardly
conducive to the wise placement of private septic systems .
We are concerned about the possible influence of this on the
groundwater that supplies our well.
Moreover, development of the top of the hill would lead
to soil erosion and significantly degrade the scenic value of
our immediate area.
4. ) We feel that if the petitioners are successful in
their bid to develop this parcel, that it will open the door
to further housing development in our immediate area. We
value our rural environment and we do not wish to see here
the subdivisions or sprawl that has occurred in other parts
of Dane County.
As a family, we made a conscious decision to reside in a
rural area. We chose a rural setting in order to provide a
safe, clean and healthy environment for our family. Should
this petition be granted, it will not only erode those
qualities, but it will clearly be the first step toward the
end of the rural way of life that we value so much.
We have no desire to restrict the free use of our
neighbor's land, but we remain convinced that there are
other, better sites for this kind of development .
As of this date, the Town of Cross Plains has yet to
make a determination regarding this zoning petition. The
town board and town planning commission are still engaged in
the process of collecting information and determining the
petition' s potential conformance or non-conformance to town
ordinances and the town's master plan. We would hope and
hereby request that if new or more detailed information were
to arise that we might subsequently be able to present that
information to the Dane County Board's Zoning and Natural
Resources Committee for its deliberation in this matter.
