previous Dahmen Pass residents, have developed and maintained <br /> the right of way. Development of the land in question would <br /> require the significant extension of Dahmen Pass . This <br /> extension would require road or driveway construction <br /> straight up a steep grade. (The exact slope will be <br /> determined by Town of Cross Plains officials at a special <br /> July 14, 1993 meeting. ) Given the rough plans for <br /> development of the property, Dahmen Pass would have to be <br /> extended by at least 1/4 mile, 500 feet of which would be on <br /> a significant slope that directly abuts our property. <br /> (A. ) As the parents of two small children, we have <br /> obvious concerns about the safety on any road or drive <br /> up this access corridor. Given the proximity to our <br /> home of any road or drive, and the slope of the hill, <br /> this would pose a serious traffic hazard to our children <br /> and our property. <br /> (B. ) Given the slope and the fact that any road would be <br /> a cul de sac or dead end, it would be reasonable to <br /> expect significant difficulty of access for fire, rescue <br /> and service vehicles. Under certain winter weather <br /> conditions, access by any vehicle may be difficult or <br /> impossible. <br /> (C. ) Drainage and soil erosion from any road or drive <br /> would wash onto our property and diminish its value and <br /> utility. <br /> (D. ) Because our home is in such close proximity to <br /> where a road or drive would be constructed, our privacy <br /> and quality of life would be greatly diminished. Road <br /> or drive construction would, we believe, also greatly <br /> diminish the value of our property and its scenic <br /> attributes. <br /> 2. ) In reviewing the Town of Cross Plains Master Plan, <br /> it is clear that the rezoning of this parcel and its <br /> attendant development would violate both the letter and <br /> spirit of the plan. In the context of non-farm development, <br /> these specifically include: <br /> "6. Land which will allow construction of a road or <br /> driveway suitable for emergency vehicle travel and safe <br /> access onto existing roadways. Compliance with the town <br /> driveway ordinance will be required. Every effort will <br /> be made to avoid having roads or driveways cross <br /> agricultural land to reach proposed non-farm <br /> development. <br /> "7. Land which does not disturb or destroy any important <br /> natural features such as: significant woodland areas, <br /> flood plains, wetlands, steep slopes, etc. <br />
