Landscape plantings and maintenance of each Lot shall be <br /> the responsibility of the Lot owner . Complete visual <br /> screening of the front , rear , and side boundaries of a <br /> Lot Is prohibited without prior written approval of SBP. <br /> g. Each residential structure and each outbuilding erected <br /> shall have Its external construction completed within <br /> twelve ( 12) months from date of Issuance of building <br /> permit except for delays In completion due to casualty, <br /> war , strike, or other act of God. A residential <br /> structure may not be occupied until construction is <br /> completed. <br /> h. All areas of a Lot not used as a building site or lawn or <br /> under cultivation as a family garden shall have grass or - <br /> crop cover tended to keep the Lot free of noxious weeds. <br /> I . The front , side and rear yards around the house <br /> • <br /> (Approximately 50 feet around the house) shall be mowed a <br /> minimum of every three weeks during the growing season so <br /> as to maintain an orderly appearance for the Lot . The <br /> balance of the Lot can be maintained as horse pasture, <br /> mowed or developed Into native prairie grasses. Note: <br /> Covenants/Restrictions * 9 & 12 pertaining to the commons <br /> area easement for the rear 300 feet of each Lot shall <br /> govern. <br /> 5 . SBP shall not be liable for damages to any person submitting <br /> a request for approval , or to any owner , tenant , or mortgagee <br /> of any of the Lots or anyone else by reason of any action, <br /> failure to act, approval , disapproval , or failure to approve <br /> or disapprove with regard to such rcc+uests. <br /> SBP 's review of plans does not Include review for structural <br /> soundness or compliance with any applicable budding codes <br /> and practices.
