Please find attached photocopy of a soils types map obtained from the
Soil Conservation Service which pertains to the land in and around this
parcel . The area of the parcel is shaded yellow, and the codes
identifying the soil types are clearly visible.
The soils present within this parcel are classifications:
KdC2: Kiddler loam, 6-12% slopes, eroded,
KdD2: Kiddler loam, 12-20o slopes, eroded,
KrE2: Kiddler loam, 20-35% sldpes, eroded.
There is actually a large relatively flat area, at the top of the
ridge, and the driveway goes up the side of the ridge over a distance.
TAX PARCEL NUMBER:
Obtained from Dane County Zoning: 0807-034-9501-6
REASON FOR RE-ZONING:
This would be the site for one single family home. We expect to sell
it soon after re-zoning is approved, and we would expect development to
proceed within 18 months thereafter. We have two parties interested at
this time, pending re-zoning.
The sale of this land will help us re-finance our farm out of a Land
Contract into a conventional mortgage.
The land in question is a hilly wooded area which has never been
farmed. It is zoned A-1 exclusive like most of the rest of our land,
except for a strip across the front, which is part of a 4.3 acre parcel
divided out by the previous owner. That parcel was zoned A-2, but may
have reverted back to a former zoning; this is not clear to me at this
time.
We hereby peteition:
1. To have the 4.3 acre parcel diminished in size by the amount of land
needed to put the driveway access through (about 1.2 acres) , creating a
parcel of about 3.1 acres, and have it rezoned (if necessary) to RH-1.
2. To create a parcel of about 14 acres, as indicated by the attached
maps, and have it rezoned to Rh-3.
We thank you for considering our Petition, and we pray that you will
find it acceptable.
Sincerely, Dave & Jeanne Parris
