• ! <br /> w • <br /> ` DANE COUNTY ORDINANCE AMENDMENT NO. 5870 <br /> Amending Section 10. 03 relating to Zoning Districts in the Town of <br /> Springdale <br /> The Dane County Board of Supervisors does ordain as follows: That <br /> the Zoning District Maps of the Town of Springdale be amended to <br /> include in the C-2 Commercial the following described land: <br /> Part of the E 1/2 SE 1/4 of Section 7, Town of Springdale, <br /> described as follows: Commencing at the Southeast corner of said <br /> Section 7; thence West 1320 feet to the 40 corner; thence North <br /> along the 40 line 355 feet of the North right-of-way of USH 18-151 <br /> and the point of beginning; thence N 52° 11 ' 58" East 125 feet; <br /> thence N 54° 24 ' 29" East 760. 00 thence N 18° 45 ' 12" East 118.50 <br /> feet; thence N 20° 48" 49" West 82 . 99 feet; thence along a curve to <br /> the left of radius 1342 . 39 feet and long chord of N 28° 09 ' 14" <br /> West 343 . 01 feet; thence N 36° 27 ' 23" West 188 .25 feet; thence <br /> along a curve to the left of radius 1352 . 39 feet and long chord of <br /> N 55° 01 ' 57" West 541. 02 feet; thence N 66° 34 ' 14" West 10 feet <br /> to the 40 line; thence South along the West line of the said E 1/2 <br /> SE 1/4, 1480 feet to the point of beginning. <br /> 4,10 DEED RESTRICTION REQUIRED <br /> / This amendment will be effective, if within 90 days of its adoption <br /> by Dane County the owner or owners of the land shall record the <br /> following restrictions on said land: <br /> (A) Use of the property shall be limited to sales and service <br /> of: <br /> 1. New and used automobiles <br /> 2 . Light or medium trucks. <br /> (B) Plans for any buildings, or additions to buildings, which <br /> are intended to be constructed on the property shall be <br /> subject to review and approval by the Town Board. <br /> Buildings shall be constructed as per approved plans. <br /> (C) Landscaping plans proposed to be implemented on the <br /> property shall be subject to Town Board review and <br /> approval prior to implementation. <br /> (D) Approved landscaping plans shall be implemented and <br /> maintained. An irrevocable letter of credit in an amount <br /> which covers pertinent landscaping implementation costs <br /> shall be provided to the Town of Springdale to assure <br /> that the landscaping is completed as specified. <br /> (E) A frontage road right-of-way shall be provided and <br /> dedicated. Said road shall be parrallel to CTH "ID" <br /> starting from the "ID" intersection with USH 18-151 and <br /> continuing Westerly to the West property line in a <br /> location to be determined by the Town of Springdale, The <br /> Village of Mt. Horeb and Symden Motors. <br /> Said restrictions shall run in favor of Dane County and the <br /> pertinent Town Board as well as the owners of the land.
