This proposed development Is mostly within the Town of Verona <br /> portion of the central urban service area. Sewer service Is the only urban service <br /> provided. <br /> 1 . The A-2 parcel north of the road contains the existing farm buildings, some <br /> farmland and a wooded ridge to the north. The A-2 zoning would not allow <br /> further development , even though this area is within the urban service area. <br /> 2. The C-2 parcel south of Nesbitt Road is in the urban service area and is <br /> planned for commercial use. However , the C-2 district allows many heavy <br /> commercial and manufacturing uses which may not be compatible since the north <br /> side of the road is planned for residential use. <br /> 3. The A-2(8) parcel is outside the urban service area, but is planned for fu ,ure <br /> commercial use when it is added to the urban service area. <br /> The A-2(8) zoning is appropriate due to the size of the parcel ; however , this <br /> district permits construction of a house. Since this area is planned for future <br /> commercial use, this parcel should be conditionally rezoned to not allow a house, <br /> since this would conflict with future commercial development . <br /> ENVIRONMENTAL HEALTH DEPT.
