The Developer's failure <br /> to reject such plans in writing within fifteen (15) days after <br /> receipt of the complete set of plans, specifications and <br /> elevations shall be deemed to approval of the same. <br /> (b) No house shall be erected on any Lot with less than <br /> the following square footages: V27562P 2 <br /> (i) For single-family, single-story houses <br /> (including raised ranches) , not less than eleven hundred <br /> (1100) square feet. <br /> (ii) For single-family, split-level, hi-level or <br /> tri-level houses, not less than eleven hundred (1100) <br /> square feet un the main two floors. <br /> (iii) For single-family, two-story houses, not <br /> less than thirteen hundred fifty (1350) square feet. <br /> (iv) For single-story duplexes, not less than one <br /> thousand (1,000) square feet for each dwelling unit. <br /> (v) For two-story duplexes, not less than twelve <br /> hundred (1200) square feet for each dwelling unit. <br /> The above minimum square footage requirements may be waived by <br /> Developer if the proposed architecture of the house is such <br /> that, in the opinicn of Developer, it is appealing and <br /> • compatible with other houses in the Bull Run Subdivision. For <br /> the purpose of determining floor area, stair openings shall be <br /> included, but open porches, attached garages or basements <br /> • (even if finished) shall not be included. <br /> (c) No building previously erected elsewhere shall be <br /> moved onto any Lot. <br /> (d) No fences shall be erected on any part of any Lot <br /> • withcut the prior written approval of Developer, excepting, <br /> however, fences enclosing swimming pool areas that are <br /> required in order to comply with applicable laws and <br /> ordinances. <br /> (e) No above-ground swimming pool shall be permitted. <br /> (f) No active solar collector or panels may be placed or <br /> maintained on any portion of a Lot or building without the <br /> prior written approval of Developer. <br /> '. 44 * yW e �� s a4i "4{• <br />
