• <br /> • <br /> (i) No wind-powered generator, exterior television or <br /> • <br /> radio antenna or satellite dish shall be placed or maintained <br /> on any portion of a Lot or any building located thereon <br /> without the prior written approval of Developer%2 7 5 6 2 P 4 <br /> (j) With respect to areas marked "wetlands" on the Plat <br /> of Bull Run, the following requirements shall apply: <br /> (i) No principal building shall be located <br /> closer than thirty-three (33) feet to the wetland edge. <br /> (ii) No accessory building or structures (storage <br /> sheds, decks, swimming pools, etc.) except for free <br /> standing children's play apparatuses (such as swingeets) <br /> shall be located closer than twenty (20) feet to the <br /> wetland edge. <br /> (iii) No grading, filling. landscaping, gardening, <br /> lawn maintenance or similar activity is permitted within <br /> five (5) feet of the wetland edge. <br /> (k) The following lot coverage requirements shall apply: • <br /> (i) General: No building, together with its <br /> accessory buildings and structures, shall cover in excess <br /> • of thirty percent (30%) of the total lot strea. <br /> (ii) Front Yard: No accessory buildings, <br /> • <br /> structures or driveways shall cover more than thirty <br /> percent (30%) of the front yard, defined as the area <br /> • between the principal building and the front property <br /> • line. Exception: not more than forty percent (40t) of <br /> the front yard may be used for driveway for a duplex <br /> structure. <br /> (iii) Side Yards: No part of the yard created by <br /> a side yard setback may be covered by buildings, <br /> structures or pavement except for walkways. • <br /> • (iv) Rear Yard: No accessory buildings, <br /> structures or driveways shall cover more than thirty <br /> percent (30%) of the yard located between the rear of the <br /> principal building and the rear property line. <br /> (1) To accommodate disposal of snow, effective location •• <br /> of fire hydrants, and the reservation of vision triangles for <br /> traffic safety, driveways and other improvements such as <br /> mailboxes are prohibited from specific locations shown on <br /> Exhibit B attached hereto and made a part hereof. <br /> -4- <br />
