SCHMITT, 6208 TOWN HALL <br /> ROAD, TOWN OF SUN PRAIRIE <br /> Dear Mr. Gunderman: <br /> The above referenced rezoning application scheduled for public hearing by the <br /> Dane County Zoning and Natural Resources Committee on April 13, 1993, seeks to <br /> rezone approximately 5.03 acres from County A-1 - Exclusive Agriculture dis- <br /> trict to County LC-1 - Limited Commercial district to legalize a building <br /> contractor business on the east side of Town Hall Drive, south of Schuster <br /> Drive extended. The proposed rezoning is adjacent to the corporate limits of <br /> the City of Sun Prairie across Town Hall Drive and is within the City of Sun <br /> Prairie Urban Service Area. <br /> The City of Sun Prairie is strongly opposed this request based on the follow- <br /> ing concerns: <br /> 1. This request is located within the City of Sun Prairie Urban Service Area <br /> and is identified on the Preferred Future Land Use Map of the City's Com- <br /> prehensive Plan as RL - Light Residential (see attached Exhibit A) . <br /> Approval of this request would not be in conformance with the City's Com- <br /> prehensive Plan and would set a precedent for commercial zoning along Town <br /> Hall Drive which would undermine the desire for residential land uses in <br /> the area and hence the future implementation of the plan. <br /> 2. Approved single-family lots are currently developing along the west side <br /> of Town Hall Drive within the City of Sun Prairie. Approval of commercial <br /> zoning on the subject property is incompatible with this developing resi- <br /> dential area (see attached Exhibit B) . <br /> 3. Town Hall Drive is designated by the City of Sun Prairie Official Map as a <br /> major collector roadway with a future 100 foot right-of-way. Commercial <br /> development of the subject property and the future commercial requests it <br /> would inspire would jeopardize the carrying capacity of this roadway in- <br /> tended to serve residential uses in the area (see attached Exhibit C) . <br /> 4. The subject property is located within an area designated as a Rural <br /> Development Area on the City of Sun Prairie's ETJ Policy Map. The pro- <br /> posed rezoning is not consistent with this document in that it seeks <br /> commercial use of the subject property. The Rural Development Areas are <br /> so established to preserve agricultural lands and to plan for the timing <br />
