Drainage easement at rear of property is a natural swale. Complying <br /> location of residence would not affect the easement and with proper <br /> landscaping drainage along the easement would not adversely affect <br /> the residence. <br /> 2) . The lot is of good size 340' more or less along the front line with <br /> an average depth of 215' more or less. Providing full consideration <br /> for well, septic area and drainage easement there is still substan- <br /> tial area in which a residence could be located without a variance. <br /> CONCLUSION: <br /> 1) . Unnecessary hardship was not proven. <br /> Motion carried. <br /> #1293: Schwahn/Miller grant a variance of 15.5.. feet, more or less from the <br /> required setback from town road. <br /> FINDING OF FACT: <br /> 1) . The town road is actually an dead-end in-drive to this property and <br /> not used by the general public. <br /> 2) . Proposed addition is a passive solar "sun room" and exempt from <br /> restriction as per ss 63.031 State Statutes. <br /> 3) . Passive solar would not be feasible on any other side of residence. <br /> CONCLUSION: <br /> 1) . Proven case of unnecessary hardship. <br /> 2) . Repair of seawalls is necessary as they are being undercut and washed <br /> by wave actions <br /> 2) . Boathouse addition would not extend to the end of existing seawall an. <br /> would be at the same setback as neighboring boathouses. <br />
