Appeal by Bullock Garages for a variance from required side yard as
provided by Section 10.07 (7) to permit existing location of accessory
building at 1922 USH 51, Lot #17, Rock Elm Park, Section 26 - Town of Dunn.
IN FAVOR: Ray Young, District Manager Bullock Garages OPPOSED: None
COMMUNICATION: Letter; Town Board requested abeyance.
The public hearing was closed.
#1090. Motion by Kruschke, second by Schwahn to hold in abeyance at request
of town. Motion carried.
#1091. Motion by Harvey, second by Schwahn to grant the Special Exception
Permit as proposed with the following conditions:
1) . A soil erosion control plan shall be submitted, before work commences,
to the Dane County Zoning Department to be placed on file with this
permit.
2) . The soil erosion control plan shall, minimally, comply with specifi-
cations of the U.S. Department of Agriculture Soil Conservation Ser-
- . -vice Technical Guide.
FINDING OF -FACT:
1) . Purpose of project in area "A" is re-location and improvement of park-
ing area and establishing a grassed picnic area between tavern,
parking area and the river.
2) . Soil erosion control will be implemented during construction.
3) . Pollution caused by the parking area will be much less after re-
location because run-off will not enter the river directly as it
does now but will be re-routed and filtered before reaching the
river.
4) . Area B project will be designed to be environmentally sound. Ero-
sion controls will provide protection during construction. Work
will progress in stages so as not to allow a bare landscape over
the entire project at one time. Each stage will be sodded upon
completion. A grass and vegetation buffer strip, surrounding the
area, will be maintained during construction and after completion
of the project.
5) . Residential density, area wise, will be maintained at or below that
which was permitted by the R-3 single family residence zoning.
CONCLUSION:
The project as planned, with specified conditions; will not result in
substantial detriment to navigable- waters by erosion, sedimentation,
impairment of fish or aquatic life, or safe and healthful conditions.
Motion carried.
#1092. Motion by Schwahn, second by Harvey to hold in abeyance to allow
time for Mr. Kau to check out the possibility of road re-alignment to pro-
vide required setback. Motion carried.
