Smiley, Director <br /> Community and Regional Development Planning <br /> DATE: August 22, 1997 <br /> RE: Status of the Town of Christiana Land Use Plan <br /> The Question <br /> I have received several phone calls concerning the Town of Christiana Land Use Plan, specifically the <br /> area east of Rockdale. Apparently there is a debate about whether there is a residential development <br /> area delineated on the plan map to the east of Rockdale. Such a designation would allow for <br /> unsewered subdivisions as a matter of town/county adopted plan policy. <br /> Zoning Petition #5670 <br /> We had a discussion about this area in June 1993 when Petition #5670 was being considered. I have <br /> attached: 1) a map and staff comments, and 2) a supplemental memo dated June 23, 1993. <br /> As noted in my 1993 memo, there is nothing in our files which verifies any designation at this <br /> location. As stated in that same memo, "This is something that needs to be corrected on the maps to <br /> insure town and county maps are the same." Zoning Petition #5670 was recommended for approval <br /> unanimously by the ZNR Committee on June 22, 1993, and approved by the County Board on July <br /> 22, 1993. However, this map question has not been resolved. <br /> Plan Map <br /> I have made another search and found a colored map of the Town of Christiana Plan Map, which I <br /> think was done for the town and county hearings on the plan. On the map there is the following <br /> legend: <br /> Plan Area Color <br /> Agricultural Preservation Areas White <br /> Resource Protection Areas Blue <br /> Residential Development Areas Orange <br /> (Unsewered subdivisions) <br /> Urban Service Areas Red <br /> County Park Green <br /> RPC <br />
