Bob Salov
Stan Lien
Page 2
August 22, 1997
The delineations of these plan areas on the plan map are the same as the plan map (3 attached) as it
was adopted May 3, 1979 by the Town Board. You will note there is no designation of any
development area east of Rockdale.
The plan map does delineate Residential Development Areas at several other locations:
1. Section 3 - at USH 12 and State Farm Road
2. Section 8 - between Olia Road and Evergreen Drive
3. Section 19 - at Utica
4. Section 31 - at STH 73 and CTH B
The only urban development areas are the urban service areas for Cambridge and Rockdale.
After the Town of Christiana Land Use Plan was adopted by the Town Board in May 1979, it was
reviewed at public hearings by the RPC and Zoning Committee, with the Dane County Board
adopting it as part of the Farmland Preservation Plan on December 3, 1981. The County Plan was
then reviewed and certified by the state to make landowners eligible for farmland preservation tax
credits.
As far as county records are concerned, this is the adopted plan map in Christiana. If additional
development areas are desired or approved by the town, they need to be submitted as amendments for
county review and approval as part of the Dane County Farmland Preservation Plan.
Amendment
The only plan amendment which has been submitted is a text amendment (attached) which was
approved by the Christiana Town Board on October 21, 1996 and discussed at a public hearing before
the Regional Planning Commission on December 12, 1996.
At the public hearing, Commissioner Wendt asked that it be tabled until he could talk with town
officials about an alternative amendment. To date neither town officials nor Mr. Wendt have
requested that this amendment be taken off the table for action.
I note this since the questions Virginia Kravik has raised also may be resolved by this amendment, so
long as family members are involved.
However, this amendment has not been adopted by Dane County and will not be until further action
is requested.
What To Do Next
• We have nothing on record to indicate any map or agreement for a residential development area
east of Rockdale.
• If the town has a map or wants to produce a map delineating such a development area, it should
be submitted as an amendment to the Dane County Farmland Preservation Plan.
RPC--d
