X76, <br /> Attn: Members of the Zoning Committee July 23, 1993 <br /> We are writing in opposition of zoning petition #5679 Section 11, SE SW in <br /> the town of Springfield by Gerald Breunig to change the zoning from the A-1 <br /> exclusive agriculture district, to the 2 and RH1-3 rural home district. We are <br /> concerned farm land owners who own the property west and north of the 20 acre <br /> parcel Mr. Breunig wants to rezone. We feel that it is inconsistent with the <br /> present zoning ordinances because eight to nine acres of the 20 acre parcel, is <br /> prime agricultural land that does not fall within the 35 acre requirement. The <br /> eight to nine acres are currently enrolled in the CRP program and the contract <br /> for that would have to be broken. We also feel that rezoning this parcel to <br /> residential will also increase our real estate taxes as well as our neighbors by <br /> increased land value. <br /> Another real concern we have is the existing driveway. No matter how much <br /> they cut back the embankment, there will still be a blind spot from the east, and <br /> the driveway in its present conditions is very hazardous, as the pictures <br /> indicate. <br /> We are also concerned with the town board's approval of the rezoning <br /> request because of the type of business Mr. Breunig is in. Mr. Breunig's realtor <br /> stated it would be hard for Mr. Breunig to relocate because of this. The <br /> pictures indicate a need for rezoning commercially when you have a large dump <br /> truck, Bobcat, trailer and approximately a 40' x 60' large building. With the <br /> need for all this equipment, we can see why it would be hard for Mr. Breunig to <br /> find another location. We feel the town board did not take into consideration <br /> the commercial aspect of this property when they voted to rezone it residential. <br /> At the last Dane County Public Hearing for rezoning, Mr. Breunig stated <br /> that there were duplexes east and west of his 20 acre parcel. The duplex to the <br /> west of his property was built in 1973. It was a father and son farm operation <br /> then, and it still is today. The duplex to the east of Mr. Breunig's pMars 1 was <br /> owned by our parents and converted into a two flat apartment building4ter a <br /> tornado damaged the original house and destroyed the other farm buildings. It <br /> is currently owned by our son John, along with 30 acres of farm land. <br /> If the county board wants to rezone this parcel, we have 190 acres of <br /> agriculture zoned land and have approximately 12 acres of wooded land adjacent <br /> to the 20 acre parcel. We have been approached by numerous people to purchase <br /> lots off of the 12 acres.
