To: Dane County Zoning Administration JUL 2 3 199abuly 21, 1993 <br /> From: Wayne and Cheryl Utke RECEIVED <br /> 7413 Old Sauk Rd. #10 ZONING DIV. <br /> Madison, WI 53717-1246 <br /> Re: Request by Gerald Breunig to rezone the land at 6746 Woodland Dr. in the <br /> town of Springfield from Al to residential. <br /> Dear Members of the Dane County Zoning Administration <br /> At the risk of starting off on the wrong foot with our soon to be new <br /> neighbor, we are writing to oppose his request. The reasons for our opposition <br /> include concerns about: septic drainage, increased use of a dangerous driveway <br /> and the incompatibility of this request with the Town of Springfield Land Use <br /> Plan. <br /> We are concerned that the soil on the land proposed for rezoning may not <br /> be suitable to support a septic system. It is our understanding from talking to <br /> long time residents of the area, that this soil is primarily limestone which may <br /> allow septic wastes to percolate quickly through the soil and into the ground <br /> water. Since we will be living down hill from the proposed development sites we <br /> are naturally concerned about our water supply. <br /> We are also concerned about more vehicles accessing an already dangerous <br /> driveway. On the surface, it may appear that two more dwellings would not make <br /> a significant difference in traffic, however, all of the driveways along this <br /> stretch of Woodland Dr. have limited visibility because of the hill. This leaves <br /> vehicles vulnerable as they pull out from driveways, and prevents traffic on <br /> Woodland Drive from having enough advanced warning of traffic entering the <br /> roadway. This problem is compounded by slow moving farm machinery and regular <br /> bicycle traffic on this narrow country road. <br /> Finally, this proposal is clearly inconsistent with the Town of Springfield <br /> land use plan. One of the reasons we were interested in moving to this area, and <br /> living in a former farm house, is because we did not want to be in one of the <br /> countless subdivisions which are popping up all over this county and removing <br /> some of the best farmland in the country from production. If this request is <br /> passed, on what grounds will you be able to stop the next request? Passing this <br /> request will make the land use plan for this area virtually useless because of <br /> the precedent it will set. <br /> While we oppose this zoning request because of the potential for: ground <br /> water contamination, traffic hazards and future undesirable building in the Town <br /> of Springfield, it is also our sincere wish that Mr. Breunig realize that this <br /> is not a personal issue for us, and we look forward to being neighbors in the <br /> near future. <br /> Sincerely, <br /> Oti <br /> Wayne and Cheryl Utke <br />
