I have suggested what I believe to be a <br /> safe point of access to the operations area together with roadway improvements that <br /> are likely necessary to accommodate this type of land use. <br /> r The site is located on Lloyd and Ruth Klahn property in the SE 1/4 of Section 36, Town <br /> of Oregon along the west side of CTH "MM". There would be a single point of access, <br /> preferably located somewhat north of the present farm drive. The existing driveway <br /> would be removed and combined as joint use with the new access. <br /> Site Specifics <br /> • Horizontal alignment on CTH "MM" is straight north and south. From the existing <br /> access there is a slight up grade (1.4 percent) south toward Brooklyn. Heading <br /> north there is a slight down grade (less than 1 percent) to sag vertical curve, a crest <br /> curve 800 feet north and another sag vertical curve just before West Rutland Road. <br /> West Rutland Road is 1,760 feet north of the present driveway. <br /> • Sight distance is unlimited looking south to Brooklyn. Looking north, the crest curve <br /> restricts vision to West Rutland Road. <br /> • On the west side of CTH "MM" there is 33 feet of right-of-way from the Klahn south <br /> property line to a point approximately 283 feet north. Across the remainder of the <br /> property right-of-way has been dedicated to 40 feet via CSM 10112. On the east <br /> side of CTH "MM" the right-of-way is 33 feet. <br /> • Pavement width is 30 feet with 11-foot traffic lanes and 4-foot paved shoulders. <br /> Aggregate shoulders are 2 feet for a total roadway width of 34 feet. <br /> • There are no high banks or steep cut slopes adjacent to the roadway. <br /> (6, <br /> \P&D Klahn\traffic report.doc <br />
