0 <br /> Petition 5238. This proposed non-farm residential site is in an <br /> agricultural preservation area of the Town of Perry. The relevant <br /> town/county policies for this area are: <br /> Non-farm residential development will be limited to sites which meet the <br /> following criteria: <br /> a. avoid soils defined as "Prime, " "Statewide Significance, " or <br /> "Local Importance" as delineated on the map "Soil Productivity <br /> Classification. " Some encroachment on soil of "Local Importance" <br /> may be allowed If all other policy criteria are met . For this <br /> detailed review, the assessor 's map, based on the Soil Survey will <br /> be consulted. The intent is to preserve #1 and #2 agricultural <br /> land according to the assessor 's soil classifications. <br /> b. located where it would not create a conflict with nearby farming <br /> operations. <br /> c. land which will allow construction under accepted erosion control <br /> measures of a road or driveway suitable for emergency vehicle <br /> travel and safe access on existing roadways. (Roadways not to <br /> exceed 16% slope and width to allow passage of vehicle 8 ft . <br /> wide. ) <br /> • <br /> d. land which does not disturb or destroy important natural features <br /> such as significant woodland areas, wetlands; springs, and steep <br /> slopes (20%) . <br /> e. a parcel shape which promotes maintenance of adjacent agricultural <br /> parcels and which minimizes the length of access from a public <br /> road to the structure. <br /> f . minimum lot size of 2 acres, exclusive of roadways. Larger lot <br /> sizes may be allowed if they can be Justified and meet all other <br /> criteria. <br /> g. the overall density limitation is one dwelling unit per 35 acres <br /> owned as of August 22, 1979. <br /> NOTE : Rezoning will be approved if all criteria are met . <br /> Comments on Criteria: <br /> a. The proposed residential site appears to avoid productive <br /> farmland. <br /> b. It appears to be sufficiently separated from nearby farm <br /> operations. <br /> c. The site is primarily on Seaton fine sandy loam soils (SuD2) with <br /> 12 to 20 percent slopes. The hazard of erosion Is very severe in <br /> this soil . <br /> 6 <br />
