Petition 5395 (cont) <br /> The tractor repair portion of the proposed business would be partially consistent at <br /> this location; however, the auto repair would be non-agricultural and required to be <br /> consistent with the adopted criteria. <br /> - The stated Intent is to allow for businesses which are allowed by the LC-1 <br /> Limited Commercial District , not the C-2 Commercial which Is a very intensive <br /> commercial district . <br /> - There are residences on the C-2 and B-1 parcels to the west , as well as an <br /> existing repair garage and an historic blacksmith shop on the C-2 parcels. <br /> - Depending upon the size of the commercial building and number of employees, <br /> rest room facilities and a septic tank-soil absorption system would probably <br /> be required. <br /> - The repair services may well be needed; the question is location. <br /> - The site proposed is 2.8 acres of an existing cornfield which has soils which <br /> are considered as prime farmland and some of statewide significance according <br /> to USDA definition. <br /> There appears to be significant conflicts with adopted policies. If this or a <br /> smaller site Is to receive approval , It should be conditionally rezoned to the <br /> specific use, with limited outdoor storage and the understanding that any expansion <br /> will require review and public hearing. <br />
